1. What Deal Intel is - and is not

Deal Intel — Multifamily Underwriter ("the Service") is an analysis tool. It produces deterministic financial calculations, screenings, and draft documents from the numbers you provide. The Service is not investment, legal, tax, accounting, or brokerage advice, and Blue Tag, Inc. is not a registered investment adviser or broker-dealer. Every output - including verdicts, offer ranges, and letters of intent - is a starting point for your own diligence, not a recommendation to buy, sell, or finance any property. Real estate transactions carry substantial risk, including loss of principal. Always verify figures independently and consult your own licensed advisors before acting.

2. Your inputs and responsibility

The quality of every output depends on the documents and figures you supply. You are responsible for having the right to upload the documents you provide, for reviewing every extracted or AI-proposed value before running an analysis, and for any decision you make based on the results. AI-assisted extraction is clearly labeled, requires your confirmation, and never feeds the calculations without it.

3. Accounts and credits

Analyses are metered in underwrites (credits), granted by a monthly subscription each billing cycle. While your plan is active, unused underwrites roll over month to month and are non-transferable. Because an underwrite is consumed by computation at the moment an analysis runs, used underwrites are never refunded. Re-running or editing a deal you have already opened is free within its included runs.

Cancellation. Subscriptions bill monthly through our payment processor and can be cancelled anytime from your account menu. Cancellation takes effect immediately: your plan ends at that moment (not at the end of the billing period), any unspent underwrites are removed, and access to your reports closes while the account is on the Free tier. Your report data is retained - resubscribing restores access to it. Refunds of unspent underwrites may be requested within 14 days of the purchase; a granted refund is treated the same way as a cancellation: the plan ends immediately and unspent underwrites are removed. Underwrites already used are never refunded. These consequences are also presented for confirmation at the moment you cancel.

4. Payments

Payments are processed by Whop, Inc. We never see or store your card details. Prices are shown at checkout and may change with notice; changes never affect credits you already own.

5. Your data

Your uploaded documents and deal data remain yours. We do not sell your data and we do not use your deal documents to train AI models. Tenant-level personal information from rent rolls is processed only to compute aggregates and is never sent to any AI model. See the Privacy Policy for details.

6. Acceptable use

Don't misuse the Service: no unauthorized access attempts, no reselling of outputs as your own automated service, no uploading content you have no right to use, and no use of the Service for unlawful purposes. We may suspend accounts that abuse the Service or attempt to circumvent metering.

7. Disclaimers and limitation of liability

The Service is provided "as is" without warranties of any kind, express or implied, including accuracy, merchantability, or fitness for a particular purpose. To the maximum extent permitted by law, Blue Tag, Inc. is not liable for any indirect, incidental, consequential, or special damages, or for any investment losses, arising from use of the Service. Our total liability for any claim is limited to the amount you paid us in the twelve months before the claim arose.

8. Changes and contact
